When there is a water damage issue at a residential or commercial property, you will often hear the terms “Mitigation, Restoration or Remediation” being used.  While they seem like they may be similar that actually mean very different things:

Mitigation – reducing the severity, seriousness or painfulness of something

Restoration – returning something to a former condition

Remediation – the act of remedying or correcting something, usually cleaning up, reversing or stopping environmental damage

What using the term “Mitigation” in a water damage situation, it is referring to extracting water and drying out the structure or contents so no further damage can occur.  Water is very invasive and can get into just about any area of a home and cause damage.  This can not only be in the form of direct water but also secondary damage from high humidity.  The sooner water can be removed and humidity brought down to normal levels, the better chance of salvaging more contents and structure.

When the term “Restoration” is used, it is referring to restoring the property or contents to it’s pre-water damage state.  This can mean new paint, new floor, replacing baseboards, etc.  Making it look like the water damage never even happened.

When the term “Remediation” is used in a water damage circumstance, it is normally referring to killing and/or removing mold that may have formed.  Mold can cause a variety of issues for a homeowner.  It is important to get it taken care of so the structure can be safely reoccupied.

pH stands for Potential of Hydrogen. Solutions are measured on a scale from 0-14 where 7 is neutral, above 7 is alkaline and below 7 is acidic.  To give you an idea, blood is pretty neutral around 7.4. Milk is also fairly neutral holding a pH in the mid 6’s which is why it is something we often drink after consuming something very spicy.  Rainwater is slightly acidic at 5.6 with pure water being perfectly neutral (assuming a temperature of ~77F).  Yes, temperature can play a role in the pH of a solution.  As the temperature rises, the solution will slide further down the scale and become more acidic. 

Very low acidic solutions can corrode or even dissolve metals which is why it is important to be aware of what cleaning solutions are being used in your home or business.  Most cleaning solutions are on the alkaline side.  Another term for something that is alkaline is a base.  Knowing the pH is important for many industries including agriculture, medicine, water treatment, and of course general cleaning.

From our team at SERVPRO of Southwest Dallas to your friends and family, we want to wish you a happy Fourth of July…more importantly a safe Fourth.  It is a time for cookouts, drinking, fireworks and kids playing.  The combination of these things can lead to undesirable outcomes if caution is not taken.  Below are some tips to keep in mind:

-Check on local laws to see if it is legal in your area to light fireworks.

-It is summer, find an area that is not overly dry and conducive to catching fire.

-Keep a buck of water around.

-Ideally, only adults light fireworks. We know this is not always the case so if children are involved make sure they are highly supervised and understand the dangers of the fireworks.

-Designate an adult to supervise that remains sober.

-Don’t point fireworks in the direction of others.

-Don’t keep them in your pocket or try to light them while contained on your person.

-If a firework does not light, do not try to reignite it.

-After all fireworks have been set off, let duds dwell for 10 minutes before pouring water on them.

Why Local & At the Curb Shutoffs are Important

At SERVPRO of Southwest Dallas, we have happened upon some very interesting scenes when we arrive onsite at a water damage issue.  But even before being onsite, we get very panicked calls about water pouring from kitchen sink pipes, washing machines, toilets or a host of other items throughout the house.  Our first question is usually has the water been stopped.  If not, the water has to be stopped before water mitigation and restoration process can begin.  Stopping the issue can either mean a plumber has already been called and is fixing the issue or the water needs to be shut off locally or at the curb. If the plumber in already involved, he or she has most likely has already taken the step of turning off the water in the home in order to fix the problem.

Turning off the water locally refers to locating what is usually a knob or lever at the area of the issue for example under a sink or a hot water heater and rotating clockwise until water is no longer flowing.  There still may be dripping going on.  Sometimes it is not possible to turn off the water locally as the pipe is broken beyond where the valve is located or there is an issue with the valve itself.  It is usually advisable to turn off water locally when possible as it will still allow use of water throughout all areas of the house except for the area of concern.

The next solution is to turn off the water at the curb.  There are many underground pipes that are hidden from everyday view.  Water flows from a central pipe usually under the street area by the curb through a shutoff point and continues to each home.  The shutoff point is also known as the water box.  This is where home owners and tenants have access to shut off the water to the entire house.  

These days, most of the water shut off boxes are made of plastic and are fairly easily accessible.  The other main water box that you see still are circular, cast iron boxes. These will often need a special key to remove the lid.  Once inside the water box, a water key is needed to turn the water off.  These can be a variety of types and can be found on Amazon.   

It is a good idea to make sure you know where your water box is located.  And the next step would be to make sure you have the appropriate water key on hand.  Additionally, make sure that the water box is cleared of any debris or tree roots.  It is a good idea to check once a year to make sure no new sediment has filled up your water box so you have no obstacles should an emergency arise.

Biohazard Cleanup - Necessary but Not Much Discussed

Biohazard clean-up most commonly refers to the clean-up of an area that involves blood, other bodily fluids or other potentially infectious materials.  Often this is a crime scene where someone is now deceased. 

Removing the body is just the first step in the process.  This is typically done by the EMS team or a coroner. The next steps involve cleaning, sanitizing and disinfecting the scene.  This is where a professional biohazard clean-up company is usually called upon.  The professional clean-up crew will don personal protective equipment (PPE) such as full facemasks, heavy duty gloves and tyvek suits, and additionally have the right equipment and chemicals for the job.

Cold Weather is Coming to North Texas, Here are Some Tips

The cold weather is coming to North Texas.  It is always a good refresher to review key tips to help prevent pipes from freezing and breaking:

  • Open all water faucets in your home to allow a very thin trickle of water to flow through the water lines (both hot and cold). Allow the trickle of water to continue to flow throughout the night.
  • Leave all drains open, and do not leave anything in the sinks as such items may cause drains to become clogged and possibly cause flooding of your home
  • Leave all cabinet doors underneath sinks and lavatories open so the water pipes will remain ventilated with warm air.
  • When not at home, leave bathroom doors open.
  • Leave the heat turned to "Auto" and thermostat set at no less than 65 degrees, especially if you will be gone for more than 24 hours.
  • If you turn on a faucet and no water comes out, you should immediately contact a plumber. This may indicate pipes have already frozen in your home. Be sure to turn the faucet back off until the plumber arrives.
  • Check your curbside water box and make sure the turn off is not buried or clogged up with tree roots or weeds.
  • Make sure you and your kids know how to turn off the water locally in every room and at the curb.
  • Pay attention to noisy pipes and moisture on walls or floors and rust stained water.

  • Never use your oven to heat your home
  • Have a qualified professional install stationary space heating equipment, water heaters, or central heating equipment according to the local codes and manufacturer’s instructions
  • Have heating equipment and chimneys cleaned and inspected every year by a qualified professional
  • Remember to turn portable heaters off when leaving the room or going to bed
  • Always use the right kind of fuel, specified by the manufacturer, for fuel-burning space heaters
  • Make sure the fireplace has a sturdy screen to stop sparks from flying into the room. Ashes should be cool before putting them in a metal container. Keep the container a safe distance away from your home.

The first thing when something happens is to get the source stopped and ideally fixed.  This may mean shutting the water off locally in the home or going to the curb to shut off the water to the entire house.  The next steps should be to call a plumber and a mitigation company.  The mitigation company can help get things stabilized day one and should be able to give an approximate cost to get it remediated.  The first big question we have is whether to make an insurance claim or not.  Take a look at your policy to see what your deductible is.  Aside from the mitigation, a secondary covered cost the insurance company should cover is the reconstruction side of things.  Most likely some demolition will be done during the mitigation process.  A quick, rough rule of thumb is it will cost 2x's the amount of the mitigation.  You do not want to make a claim if you will be under your deductible as that will typically result in a zero claim.  Even if insurance is not used, it will be recorded and go against your insurance record.  After deciding to make a claim or not, it is time to get a reconstruction company lined up.  The mitigation company may be able to do this piece as well, or give a recommendation.  Your insurance company or a trusted recommendation from a friend or family can also be a solution.  If a claim is made, an insurance adjuster will be assigned to you.  Keep in close contact with the adjuster.  Most mitigation work will take between 3-5 days while the reconstruction piece can take a fair amount longer depending on the extent of rebuild and availability.

When a fire occurs in a building, structural charring is only one issue.  On occasion, a structural engineer will need to be called to determine if the building is safe to be in based on how weak the structure may have become.  Aside from the structural aspect, lots of demolition may need to be performed because materials are beyond being cleanable. 

Smoke is very intrusive and not only will it affect the immediate area of the source but it will flow through the entire structure including the air ducts.  Often soot webs or tags will form due to materials like petroleum.  These can smudge easily and will need to be handled carefully.  How to clean depends on the type of materials that burned, the source, temperature to name a few.  Protein fires are different than dry material fires like wood and paper. 

Another issue to be concerned with is odor.  Higher temperature fires will open pores in materials and allow soot particles to invade.  These pores will need to be opened up again in order to clean and deodorize.  Aside from the structure, another items to contend with is the contents in the structure like clothing, furniture, dishes, etc.  The type of material will determine how it is to be cleaned and deodorized.

There are a number of common issues that cause water damage in buildings.  Below are some of the causes and some fixes:

  • Probably the most common are broken pipes.  This often occurs due to age and sudden changes in weather, namely cold to hot.
  • Faulty household appliances like washers, dish washing machines, hot water heaters.  There are water pressure gauges & FloodStop systems that can be put in place to turn these off should something happen.
  • Clogged drains.  These should be cleaned regularly but it is a good idea to stay away from chemicals.  In the short run chemicals do the job, in the long run they can eat through piping.  Snaking the drain or calling a professional is your best bet.
  • Clogged gutters.  These can cause water to get diverted down a path that will flow inside the building.
  • Tree roots.  Make sure to monitor or remove trees that are growing next to your house.  Tree roots will often grown around pipes and over time can cause cracks.
  • Poor drainage.  We see this an awful lot in Texas where there are no basements, instead a crawlspace will get flooded.  Check your crawlspace when it rains. If there is standing water, there are some solutions but often an expert will need to be brought in.
  • New construction or a remodel.  Any type of construction leaves the door open for an issue to pop up whether that's an accidental nail through a pipe or a roof that wasn't sealed well.

There is nothing like opening up a brand new building or getting back into a building that has had a fresh remodel recently completed.  These are exciting times but hold your breath a little while as there are a lot of moving parts for any type of construction from plumbing to electrical to drywall.  There are many opportunities for something small that was missed to blow up into a big issue. Nails errantly nailed into a pipe, roof not completely sealed, appliances not connected appropriately, drainage not designed correctly, etc.

Time will reveal most problems, usually sooner than later.  It is a good idea to closely monitor using all senses.  Visual inspections are the most obvious but be aware of any odd smells.  Additionally, listen close for any dripping or unfamiliar sounds.

A preventative measure worth looking into are leak detection and automatic water shut off systems that can help mitigate water damage if something should happen.

In Texas, we typically don't have basements.  This is due to several factors.  Soil can be damp or have clay in it which can expand and contract causing foundation issues.  Additionally, the water table and frost line are much shallower which doesn't give the depth in the ground for a basement.  Bedrock, which is found throughout a good portion of the state, also makes it expensive to dig through to build.

Without basements, houses in Texas are either built on a slab or pier and beam.  Pier and beam equates to many concrete/stone/wood piers that stick out of the ground with wood beams running across the top supporting the weight of the home. Pier and beam means you will have a crawlspace.  

For a variety of reasons, crawlspaces can flood. Primarily we have found this is due to poor drainage around the house when it rains.  Often, older houses don't have good vapor barriers under the flooring which can allow moisture to seep under the floors and into the house. This may require extraction from the crawlspace followed by drying it out.  Special tools and processes like an indirect fired heater and pulling out wet air via ducting and axial fans can assist in this situation. It is also recommended to check the humidity in the living area to make sure elevated humidity does not cause secondary damage to walls, floors, personal items, etc.  Having a good water mitigation company at hand is key in these situations. 

A mitigation company like SERVPRO of Southwest Dallas can help work through this issue but a permanent solution should be explored.  Some homes have built in trash pumps to pump out the water anytime it floods.  Other home owners may require more extensive work done such as putting in a new drainage system like French drains.

It's Cold Out There, Beware of Freezing Pipes!

In Texas, we usually have mild winters with our coldest months being January and February.  It does not often fall below freezing at 32 degrees Fahrenheit, and when it occurs it typically doesn't happen for long. Because of this, most homes and buildings are not built with pipes that are well insulated or in warmer parts of the house. 

When temperatures hit 20 degrees, you can really get into the danger zone with pipes bursting. This can happen with metal and PVC pipes.  Ice forms inside the pipe and creates a blockage.  When water freezes, it expands building up pressure from the blockage to the faucet. Eventually it is too much and the pipe cracks or ruptures sending water everywhere.

Solutions/Tips:

-Moving water has a hard time freezing and is why it is a good idea to keep water at a trickle during these cold weather times.  This does not mean you have to turn on every faucet, usually just pipes that have exposure to the cold weather like ones running along exterior walls.

-Add insulation to vulnerable pipes.

-Even if you will be gone, keep the building temperature at least 55 degrees.

-Open cabinet doors to allow warm air to circulate and reach pipes in these areas.

-Know where your area water shut-off and outside curb valves are located.

-Have the name of a good plumber on hand.

-Have the name of a good water mitigation company on hand.

Unlike the massive blazes that make the local news, most Dallas home fires are small and usually contained to one area of the home, usually the kitchen. Even a small fire can leave behind some very troublesome soot residues and smoke odors.

Any fire odor in a home can make it very challenging to continue to reside in. At SERVPRO of Southwest Dallas, we understand that no amount of scented potpourri can eliminate a weak odor, let alone the pungent odors present after a house fire. That is why we use a multiple-stage process to remove, clean, and eliminate the source of the unpleasant odors.

Before cleaning any surface, one of our technicians will determine if an item is salvageable. We remove and dispose of any unsalvageable property caused by the fire. This first action eliminates most of the strong odors and helps our restoration crews determine the source of remaining odors and also provide a healthier environment for our employees, homeowners, and anyone else who may need to be onsite like insurance adjusters.

Next, SERVPRO of Southwest Dallas technicians use rubber sponges and a 2 step-chemical solution application to remove residual soot and odor from structural material items such the walls and ceiling.

The following step is to use Thermal Fogging & Ozone. The process uses a fogging device with a heating element to vaporize and dispense a liquid deodorant into the home. The deodorant particles bind to the odors, neutralizing them. The fog evaporates within a few hours and does not stain carpets or upholstered furniture.  The last step is to release O3 or ozone into the affected areas. Ozone is an unstable molecule and will break apart odor particles to recombine as a more stable particle which eliminates the odor.

In Texas, a fire occurs almost every 7 minutes. 

More than 40% of residential structure fires will have a cause that is unknown.

For every 1,000 residential structure fires, there are around 25 injuries and 6 fatalities.

Of the fatal residential, structure fires, around 25% did not have a smoke/fire detector system present.

People 65 years or older accounted for roughly 30% of these residential, structure fires.

We are thankful to have some brave individuals to help battle these traumatic events and take care of EMS/Life Support Services when they happen.  In Texas, more than 70% of our firefighters are volunteers.

We are approaching the time of year where family and friends get together for holidays.  This year may be a little different due to everything going on in the world.  Wintertime brings on lots of time inside which means finding ways to stay warm. Here are some fire prevention tips to think about this holiday season:

  • Be conscious of leaving heaters plugged in when you leave a room, your home or go to sleep.  Consider buying heaters that have an automatic shut off for time or if tipped over.
  • Keep flammable items several feet away from heaters.
  • Make sure that the heater you are using is meant for inside.  Gas powered heaters need ventilation and generally are meant for the outside.
  • Do not use your oven or stove to heat your home.
  • Make sure your fireplace has a sturdy metal mesh or tempered glass shield....and that it is in place anytime there is a fire or even smoldering embers.
  • Try to refrain from using candles that have very little life left in them.  
  • Each night during the winter, do a walk through of your home before bed to check on any potential fire hazards like the heaters, fireplaces and candles mentioned above.

Water is a very intrusive thing.  Due to the nature of a commercial building, there are many, many potential sources of water damage.  With a lot of area to cover, it is important to accurately and quickly locate the extent of the water damage, and effectively remove the water in a timely manner.

One differentiating tool to use is a thermal camera.  With a quick scan a technician can locate and validate the water intrusion.  A typical moisture meter can take awhile if there is a lot of ground to cover.  In addition, a meter can be thrown off by the electrical wiring, pipes and metal studs often found in commercial buildings.

A second specialized piece of equipment is a weight-assisted, electrically propelled rover.  Most mitigation companies will use a wand to extract water on carpeted flooring. This can take a much longer time to cover the same area and will typically still not be nearly as effective.

Texas has the unlucky statistic of being the state with the most thunderstorms, and tornadoes that touch down. With these weather events you may get lightening, high winds, flash floods, and hail.  Texas is one of the few ill-fated states to get hail, with Oklahoma, Kansas and Missouri being the other targets.  For Texans, this can lead not only to property damage to your home and car, but to person loss of life and injury.  Here are a couple tips to help when these events occur:

Make sure you have surge protectors linked to all major electronics and appliances.

There are many things that separate companies in any industry: communication, response time, professionalism, knowledge and efficiency.  While most of these depend on the characteristics of the team providing the service, a large part of the efficiency relates to the tools to get the job done.  

In a fire, you will usually be dealing with a heavy odor from the smoke.  Aside from the standard process of cleaning up the soot, a thermal fogger, an ozone machine, a hydroxyl generator, and carbon filter may be needed. 

A thermal fogger heats up a liquid solution to a temperature hot enough to morph into a fog.  This is distributed to all affected areas, binding to the smoke particles to neutralize the odor.

An ozone generator functions in a similar fashion.  Ozone (O3) works at the molecular level by breaking apart the odor molecules and recombining with them to form a more stable molecule which in turn neutralizes the odor. 

Hydroxyl generators work by using UV light to sanitize and deodorize a structure.  These can be used if residents of the structure are not able to fully vacate the premises during remediation.

Another unique tool is a carbon filter which resides inside an air scrubber. With this special filter, the air scrubber will not only help clean the air but can substantially capture the odor before returning clean air.

Most people in United States have water heaters with a tank.  There are a number of people that have made the switch to tankless water heaters for a variety of reasons but most have not due to the added cost.  75% of tank water heaters will fail before the 12 year mark. If you are lucky enough to have your water heater approach the 10 mark, it may be time to change it out as a precautionary measure.  

Washing machine supply lines typically have issues on average around the 9 year mark.  As a preventative measure, have a plumber look at the supply lines and replace parts as necessary.

We are in the middle of storm season in North Texas, that means lots of big swings from one day to the next with temperature and rain.  Storms can create a lot of debris which can supply the perfect environment for further damage.  Leaves can fall in gutters blocking the path for water to escape safely, instead finding a pathway into your house or down the side of your house.  Rotting leaves can also be a great environment for pests to thrive and create damage to your home allowing a path for the outside environment to intrude the inside.  Dry leaves can also be the perfect kindling to ignite or continue a fire.  Make sure to check your gutters every 2-4 weeks during storm season. Additionally, tree branches can blow onto roofs or get tangled in telephone wires.  Make it a habit to trim branches back and analyze any tree movement after big storms.

The Wild Weather of Texas

The weather in Texas is anything but routine.  One day it is extreme heat, the next it feels cool and rainy for extended periods of time.  We often get hurricanes with a couple tornadoes mixed in here and there throughout the year.  What is the cause of this?  Texas is a very large land mass with a big mix of climates, a mixture of things goes into creating this wild weather.  One is the fairly close distance to the equator.  Texas ranges from around 26-37 degrees latitude. 90 degrees represent the ends at the poles.  A second reason is the proximity to water with the Gulf of Mexico being a border.  These first 2 items account for the heat, humidity and winds, the other element in this concoction is cold air brought down from Canada. While we mostly enjoy the warmer weather in Texas, as the Boy Scouts say, Always Be Prepared!

2020 Hurricane Season is One for the Record Books...Already

It's been a wild and crazy hurricane season thus far, as of September 22nd, we have had 23 storms named in the Atlantic which is the most this early into the season.  We have had 9 already make landfall which again is a record this early in the season most notably affecting Louisiana and the surrounding states.  Massive amounts of rainfall have also caused havoc for unaffected hurricane areas.

How To Use A Fire Extinguisher Properly!

Fire extinguishers cannot only save lives, but it can protect your home as well.  First, you must store your home fire extinguisher where children cannot reach them.  Next, do not place them near stoves, heating appliances, or behind draperies. An optimal location is near one of your doors going to the outside of your home.

Make sure that you are using the proper technique established by OSHA.  It is called the P.A.S.S. method.

  1. PULL... Pull the pin. This will also break the tamper seal.
  2. AIM... Aim low, pointing the extinguisher nozzle (or its horn or hose) at the base of the fire.

NOTE: Do not touch the plastic discharge horn on CO2 extinguishers, it gets very cold and may damage your skin.

  1. SQUEEZE... Squeeze the handle to release the extinguishing agent.
  2. SWEEP... Sweep from side to side at the base of the fire until it appears to be out. Watch the area. If the fire re-ignites, repeat steps 2 - 4.

  • If there is a sump pump in your home, check it regularly.  If it is broken or the battery backup is not working, it will be too late when you have a flood. 
  • Routinely check your gutters, roof, and the slope of your yard.  During monsoon season or rainy season, clogged gutters are a recipe for disaster.  Make sure that they are cleaned and clear of any debris.
  • Make sure that the slope of your yard moves water away from your home rather than toward the foundation.  
  • Check for roof leaks in the attic.  Don’t let them go unattended.  Doing so could cause leaks not just in the attic area but throughout your home.  Left unattended mold can result.
  • Keep an eye on your water bill.  If you notice an unexplained increase, you may have a leak inside or outside of your home.  Call a professional plumber to take a look.

Flood Damage Removal And Remediation In Dallas
